Bathroom Flip Project: New Vanity and Light Fixture

Please read on for an overview of a recent bathroom flip we worked on. This bathroom flip project included a new vanity and light fixture. We also replaced the toilet for an even more updated appearance.

The Before

I love remodeling projects. However, this project was bittersweet. My mom lost her battle with cancer and it was time to sell her condo. The kitchen had been remodeled a year earlier, but as she became weaker we felt a bathroom remodel would be too disruptive.

The tile in the bathroom was replaced several years ago, the faucet fixture had been replaced not long before and the bath was recently repainted, so we focused our efforts on the outdated bath vanity and light fixture. The goal here was a budget friendly renovation to prepare the condo for listing.

Check out the ‘before’ picture below. That vanity screams 1980’s!!! Time to bring this bathroom into the 2020’s. You can see the original 1980’s light fixture below with the giant globes. Time to go!!!

Demolition

We started by taking measurements and hopped on-line to find a vanity and light fixtures. While we waited for delivery, we began to demo the bathroom to prepare it for the construction phase.

Vanity Assembly

We purchased the Hibbits Vanity in grey from Wayfair. They offer a great selection of bath vanities at great prices. Amazon also offers a simple grey vanity that would be another nice option for a bathroom flip project. Wow! What a fantastic price.

Assembly was required, but we were able to get the vanity together in about an hour. Some of the instructions were not quite clear, so we made sure we knew where everything was going before we started to screw the parts together.

Construction

The construction phase began by moving the assembled cabinet into the bathroom. Once in place, the back of the vanity was marked and a hole was drilled for the plumbing.

We purchased the Winter Mist vanity top at Home Depot. The faucet fixture was relatively new, so we were able to reuse it. Another option is this vanity top available from Amazon. The integrated design would keep cleaning easy and you can’t beat the price.

After installation of the vanity top, I realized we either had to patch the side wall and paint or buy an extra side piece for the vanity top. An extra piece of the vanity top was a much easer option, but it did add to the budget and timeline. There are always those little project snags that sneak up on you during projects despite what you might think is the best planning.

For the light fixture, we purchased the Hillman 4-light Vanity Light from Wayfair. This model is no longer available, the Gannon 4-light Vanity Light looks like another good option. Check out a better view of the light fixture below in the ‘reveal’ section.

The Bathroom Reveal

The bathroom flip project turned out really well. The cabinet knob and drawer pulls added a pretty finishing touch. Unfortunately, I didn’t grab a picture after we installed the toe kick on the vanity and the new toilet.

Our extra effort paid off and the condo sold in record time.

Budget

This was a DIY project and we were able to recruit the help of my brother. He works in construction and is very handy. This project could easily be tackled by someone who feels comfortable with plumbing a new sink and wiring electrical for a new light fixture. Be safe!!! If you have everything available and you don’t run into problems, you can easily complete a project like this in a weekend.

Here are our project costs, excluding tax and shipping. Miscellaneous items included the wax toilet seal, additional plumbing supplies and adhesive.

Wrap-Up

I was really happy with how the bathroom turned out and know my mom would have loved it. If this project would have been for my own home, I would have added a border to the mirror.
